Meet Joe Capasso
Founder | Atlas Capital Partners
I grew up watching my father juggle a full-time government job and an ever-rotating lineup of side hustles. His real passion was real estate. At one point, he owned eight rental homes and a 16-unit apartment building (mostly in neighborhoods where you definitely didn’t want to knock on doors after dark), he taught me early that investing in real estate was equal parts grit, grind, and very questionable carpet.
During high school and college breaks, I worked alongside him—carpentry, painting, roofing, plumbing, collecting rent, cleaning out apartments. I’ll be the first to admit I wasn’t a master tradesman at any of it, but I showed up, and I learned. More importantly, I got to see firsthand what it meant to invest in something and work hard to make it better.
After graduating college, I took the traditional corporate route but always knew I wanted to build something of my own. I dipped into real estate part-time, and my very first deal was a whirlwind—buying a property and selling it the same day through an owner-finance strategy. At the time, I didn’t even own a home myself. I told my mom we’d be neighbors (the house was down the street from where I grew up), only to call her back an hour later and say, “Well, not anymore.” She laughed… but I think she was a little disappointed.
I went on to grow a rental portfolio and flip several properties, managing everything myself thanks to the skills (and hard knocks) I picked up working with my dad. Eventually, I sold my rentals to focus on a new venture—starting a Retail Energy Company in 2007. I raised $3 million in capital and partnered with two incredible people. Over 14 years, we grew that business from 3 employees and no revenue to a team of 50 and $100 million in annual sales. It was one of the most challenging, rewarding, and humbling chapters of my life.
Unfortunately, in 2021, we were hit hard by Winter Storm Uri. Like many others in the energy space, we simply didn’t have the capital to withstand the losses. It was a painful decision, but we ultimately had to close our doors.
Still, the entrepreneurial spirit in me never rested. I purchased three laundromats and a franchised gutter company—operated them, improved them, and eventually sold them. Each experience shaped me, taught me, and connected me with people I’ll always remember.
Now, I’ve come back to where it all started: real estate. Fixing, flipping, and helping breathe new life into properties—and the communities they’re part of. It feels like coming home. This time, I bring not just tools and experience, but a renewed sense of purpose, a little more wisdom, and a lot more heart.
